We provide basic information about zoning and land use, but we strongly recommend that
buyers contact the county planning and zoning department directly to verify how the property

Yes, we offer owner financing with no credit checks, no pre-qualifying, and 0% interest.
Approval is straightforward—just make a down payment and document fee, and we’ll set up an
automatic monthly payment plan using your credit or debit card or ACH payment.

9. What payment methods do you accept?

For cash sales, we accept credit/debit cards and cashier’s checks. For owner financing, we accept
credit or debit cards for the down payment, with monthly payments set up via automatic ACH.

10. Are there any additional costs or fees for a cash purchase?

No, the price listed is the final cost. There are no hidden fees.

11. Is there a Document Fee for cash purchase?

No, we cover all document fees, including deed recording, notary fees, transfer tax, and other
related costs.

12. Who pays the property taxes if I use owner financing?

Buyer will be responsible for property taxes, which will be added to your monthly payments. We
will collect these payments and handle the yearly property tax payment directly to the county on
your behalf. Once the loan is paid in full, you will be responsible for paying the property taxes
directly to the county.

13. When will I receive the deed if I use owner financing?

Once the property is fully paid off, we will notarize your deed and send a copy before submitting
the original for recording with the county. The county will then mail you the recorded deed,
typically within 2-3 weeks.

14. When can I start using the property if I use owner financing?

You can start using the property immediately, as long as you follow all county and HOA/POA
regulations. However, we do not allow permanent structures or significant land alterations until
the property is fully paid off.

15. Can you hold a property for me while I decide?

Properties are sold on a first-come, first-served basis. You can secure a property by submitting
your down payment and doc fees. If you need more time, we can hold a property for up to two
weeks with a $200 non-refundable deposit.

16. What is your refund policy?

All sales are final once a cash purchase is made or a down payment is submitted for owner
financing. Please perform thorough due diligence before making your purchase.

17. What happens if I miss a payment?

We offer a 30-day grace period for missed payments. Please contact us if you anticipate any
issues with making a payment.
