4. Survey: Buyers are responsible for obtaining a land survey at their expense to verify boundaries, encroachments, or easements. If the buyer chooses to waive the survey, they assume all risks related to the lack of one.
5. Property Use and Zoning: Buyers must confirm with the county zoning department that the property can be used for their intended purposes (e.g., residential, agricultural, recreational). The seller is not responsible for zoning restrictions or land-use limitations.
6. Legal Access and Utilities: Buyers should confirm whether the property has legal road access and verify the availability of utilities such as electricity, water, and septic. The seller does not guarantee access or utility availability.
7. "As-Is" Purchase: Buyers acknowledge that the property is purchased as-is, and the seller is not liable for any issues discovered post-sale, including title defects, zoning disputes, environmental hazards, or other property-related concerns.
